The Victorian Government reported on 7 September 2026 that four housing projects were underway in Shepparton. The announced dwellings comprise:

What to ask before relying on an announcement
An announcement is useful evidence that a project is progressing. It cannot substitute for a confirmed offer of accommodation. Before changing an existing housing arrangement, ask the responsible housing service:
- Who will manage the particular property?
- What is the current construction and opening timetable?
- Does access use the Victorian Housing Register, a support-service referral or another process?
- Which household types and support needs can the property accommodate?
- How will rent, utilities, support charges and any other payments be explained?
- What alternatives are available while a person waits?
Keep these questions separate from predictions about local property prices. A project count alone cannot establish a change in Shepparton rents, sale prices or private rental vacancies.
Finding the official housing pathway
Housing Victoria's application page explains three ways to apply for social housing: online through myGov, using a paper form, or through a support agency. It lists identity, residency, income and household documents that may be required.
Applicants choose preferred waiting-list areas, rather than a specific suburb or property. Keep contact details and household circumstances current after applying. These general instructions do not establish access to any one of the announced developments.

A separate check for a current rental budget
The Rent-to-Income Ratio Calculator can compare an actual private rent with gross household income. It does not calculate a social-housing rent, assess eligibility, rank an application or determine whether a tenancy is affordable.
For an arithmetic example only, weekly rent of $360 and gross weekly household income of $1,200 produce:
$360 / $1,200 x 100 = 30%
After paying that rent, $840 of gross weekly income remains before income tax and other expenses. The example uses invented inputs for illustration, not observed Shepparton rents or a representative household. A budget also needs actual tax, food, transport, utilities, health costs, debts and irregular bills.
