What changed on 22 October?

Victoria's 22 October 2026 announcement names Hamton and Hostplus to deliver Arden Central in North Melbourne. It describes more than 5,400 planned homes, compared with an original target of 3,500.

The release says works are expected to begin in 2027, with around 1,700 homes completed by 2033. These are forward-looking delivery statements, not a count of homes available now.

The announcement covers a 12-hectare site near Arden Station and says land has been secured for a new government secondary school. It also describes a minimum 10% affordable-housing component. That percentage does not give an individual household a price, allocation or eligibility outcome.

Read the total and the first delivery period separately

The whole-project housing total and the number expected by a particular year answer different questions. Do not turn a staged completion figure into a deadline for every dwelling.

For a simple arithmetic illustration, 1,700 divided by 5,400 is about 31.5%. This uses rounded headline numbers: the announcement says “around” 1,700 and “more than” 5,400. It is not a precise delivery percentage, an independently verified construction schedule or evidence that the remaining homes have a confirmed completion date.

The approvals, commencements and completions guide explains why a development milestone and usable housing supply must be tracked separately. A developer appointment is not itself a completed dwelling.

A practical record for people following the project

Keep an enquiry record with dated documents. The questions below are our editorial checklist, not an official Arden application process.

Record What to put in it What still needs confirmation
Project announcement Publication date, site name and stated milestone Whether a later announcement changes it
Housing option Actual dwelling, tenure and written price information, if offered Whether it is available to the household
Delivery timing Which stage a date refers to and who supplied it Conditions, outstanding steps and later revisions
Purchase budget Deposit, transaction costs and cash needed at each stage Current contract terms and professional review

For buyers, the Property Purchase Cost Calculator can organise an indicative transaction budget once there is a price assumption. It cannot supply an Arden price, determine access to affordable housing or assess a proposed contract.

For apartment comparisons, record whether a quoted floor area includes balconies, parking or storage. Our apartment price-per-square-metre guide shows why the denominator changes the comparison. It is not a valuation method.

What does this change in calculators?

No mortgage formula, duty threshold, grant setting or lending assumption has been changed because of this project announcement. Housing targets alone do not establish what a particular property will cost or what loan a lender will offer.

The separate Talbot Village planning update concerns a different project and milestone. Its totals should not be combined with Arden figures without checking scope and reporting dates.

What remains uncertain?

This article does not verify individual dwelling prices, application conditions, allocations, contracts, permits or final completion dates. It does not predict surrounding property values or rents. Obtain current documents from the responsible project parties and have any proposed transaction reviewed by the appropriate professional.
