Premium land tax is about total taxable land value

NSW land tax uses thresholds based on taxable land value, not the full property market value. For large portfolios, the premium threshold becomes important because the marginal rate increases above the premium band.

For 2026, Revenue NSW lists the premium threshold at $6,571,000. Investors with multiple taxable holdings should check the combined land value, not each property separately.

Why aggregation matters

Two or three properties can push an owner through a threshold even if no single property looks large enough on its own. The bill is driven by the owner's combined taxable NSW land.

Use the NSW Land Tax Calculator to model a combined land value, then test portfolio cash flow with the Investment Property Yield Calculator.

Planning checks

  • Add all taxable NSW land values.
  • Check whether each property is exempt or taxable.
  • Confirm owner type and threshold access.
  • Model the premium rate before adding another acquisition.
