What changed

On 14 October 2026, the NSW Government announced a rezoning for housing in East Tamworth. The finalised planning proposal enables up to 213 homes on 15.5 hectares of government-owned land. This is a planning milestone, not a count of homes ready to occupy.

The NSW announcement describes more than 200 potential homes, including over 70 social and affordable dwellings. The Planning Portal's finalised proposal gives the more specific capacity figure. Neither figure should be entered into a table of completed dwellings.

What the finalised proposal says

Item Confirmed planning information
Location Approximately 1.5 kilometres from Tamworth CBD
Site area 15.5 hectares
Housing capacity Up to 213 homes
Social and affordable housing Minimum 30% of homes on the site
Building heights One to three storeys
Exhibition 1 May to 29 May 2026, with 147 submissions

These figures come from the Planning Portal, checked on 15 October 2026. The release says the area was reduced by one hectare following feedback to reduce environmental impacts and protect Aboriginal cultural heritage. It also says Homes NSW will fund and deliver supporting infrastructure with Council.

The minimum percentage is a planning requirement. The announced dwelling count is a project statement. Do not substitute one for the other or treat either as a personal housing allocation.

What residents and prospective buyers can check next

An announcement can be useful to someone watching local supply without providing a purchase price, tenancy offer or move-in date. Keep those questions separate when recording updates.

Question Evidence to look for
What is permitted on the site? Final planning controls and maps
What is actually proposed for a particular stage? Current stage plans and relevant approval documents
Is a home or lot available? A current release or offer with its own terms
What will it cost? The particular contract, price and current written cost estimates
When could someone move in? Project-specific construction and completion information

This is an original enquiry checklist, not a statement that any listed step has been completed. For the distinction between supply measures, read approvals, commencements and completions.

What changes in a calculator?

No calculator rate or formula changes follow from the rezoning announcement. It supplies neither a mortgage rate nor an individual purchase price. It does not establish a stamp duty concession, rental discount or an applicant's eligibility.

Use the Property Purchase Cost Calculator when there is an actual price and buyer scenario to test. Keep uncertain amounts visible in a separate list. A zero entered because a quote is missing can make an estimate look more complete than it is.

If you are investigating several locations, the house-hunting cost worksheet shows how to record enquiry spending without confusing it with money still available for a deposit.

What remains uncertain

This article does not verify individual lot prices, sale dates, tenancy allocations, construction contracts or completion dates. It does not estimate the effect on nearby rents or property values. More potential supply alone cannot provide those answers.

Both primary sources above were checked on 15 October 2026. The date of the public announcement is recorded separately from future delivery. Check the Planning Portal and Homes NSW for subsequent project information.

General information only, not financial, legal, tax, credit or investment advice. This is not a valuation, housing offer, eligibility determination or recommendation to buy in Tamworth. Obtain property-specific information and qualified advice before acting.
