What this calculator estimates

A sale price is not the amount that reaches the seller. Agent commission, advertising, legal work, property presentation, lender discharge and settlement-related costs can all reduce the proceeds.

This tool keeps those costs separate so you can replace each line with a written quote. It does not estimate the value of the property and it does not choose an agent or method of sale.

Methodology

Agent commission = sale price x entered commission rate, or the fixed commission entered.

Total selling costs = agent commission + all other entered sale costs.

Net proceeds before loan and tax = sale price - total selling costs.

Cash after loan payout, before tax = net proceeds - entered loan payout.

If the commission quote excludes GST, the calculator adds 10% to the entered percentage result or fixed amount. It does not add GST to the other cost fields because those should be entered from their GST-inclusive quotes.

Worked example

Assume an expected sale price of $900,000 and a 2% commission that already includes GST. The seller enters $4,000 for marketing, $2,000 for conveyancing, $700 for an auctioneer, $1,200 for presentation work and $350 for a lender discharge fee.

  • Agent commission: $18,000.
  • Other entered selling costs: $8,250.
  • Total selling costs: $26,250.
  • Net proceeds before loan payout and tax: $873,750.

If the lender payout figure were $500,000, the remaining cash before tax would be $373,750. That figure is not profit because it does not account for the original purchase, buying costs, improvements, holding costs or tax.

Checks before relying on the estimate

  1. Read the agency agreement and confirm whether commission is fixed, percentage-based or tiered.
  2. Check whether each quote includes GST.
  3. Request an itemised marketing plan and written schedule of outgoings.
  4. Use a current lender payout figure close to settlement where possible.
  5. Keep sale-cost invoices if the property may be subject to capital gains tax.
