Settlement Funds Transfer Checklist for Australian Buyers

Reconcile your remaining cash contribution, check payment instructions and record receipt. A practical worksheet to discuss with your bank and conveyancer.

Short answer

Before transferring property settlement funds, confirm the amount, destination, payment method, required arrival time and receipt process with your bank and conveyancer through trusted channels. A sufficient savings balance does not establish that the funds have reached the right account.

First reconcile the remaining contribution

A deposit already paid towards the purchase price should not be counted a second time. Also distinguish the loan's approved limit from the amount actually available for the transaction after any lender deductions.

The following invented example assumes all listed costs are due through the same settlement funding arrangement. Real arrangements can split payments across different dates and recipients.

The $25,000 is an invented combined allowance, not a stamp duty calculation, fee quote or standard buying cost. It assumes no other credits. With $108,000 in available savings, the arithmetic margin is $3,000 before moving costs, other commitments or later changes.

If $2,000 of the listed costs has already been paid and the $25,000 has not yet been reduced for it, the remaining contribution becomes $103,000. If the final statement already deducts that payment, do not subtract it again. Mark each item as paid, still payable or already included elsewhere.

Record the payment plan separately

ANZ's settlement guide gives the lender-specific example of arranging funds around a week ahead and checking transfer limits in advance. That is not a universal deadline. Macquarie's settlement guidance describes different arrangements for additional funds, including a nominated account or a transfer to its solicitors' trust account. Use the instructions applicable to the actual transaction.

A screenshot showing a payment initiated is different from confirmation that the recipient has received the required funds. Ask what evidence the responsible parties need. If a transfer appears delayed, check its status before making another payment.

Verify account details outside the payment email

Scamwatch's fake invoice alert documents payment details being replaced, including during a property settlement. A familiar email thread does not by itself verify the account number. Replying to a compromised thread may reach the same scammer.

Use contact details you have independently verified to check payment instructions, particularly a changed account or an urgent request. Do not use a new phone number supplied in the suspicious message as the verification channel. If you suspect money has gone to a scammer, contact your bank immediately through its official channel and tell your conveyancer.

Keep the funding check separate from the inspection

The pre-settlement inspection checklist addresses property condition and agreed inclusions. This page addresses funding records. Completing one does not complete the other or establish that legal conditions have been satisfied.

For a linked sale and purchase, expected net sale proceeds are not necessarily available for an earlier deposit. Ask your representatives about the actual sequence rather than treating future proceeds as cleared cash today.

Common questions

Does the purchase-cost calculator tell me what to transfer?

No. It provides an indicative budget from entered assumptions. The final contribution may include adjustments, credits, already-paid items and lender deductions the estimate does not establish. Obtain the final amount and instructions from the responsible parties.

Can I assume a bank transfer will arrive immediately?

No. Confirm the method, limits and processing arrangements with the bank and the required arrival time with your representative. This page does not set a universal transfer time or alter a contract deadline.
