2026 Census Housing Questions: Mortgage, Rent and Tenure

Short summary
The 2026 Census is on Tuesday 11 August 2026. Its household questions cover the dwelling's tenure, landlord type, number of bedrooms and the amount the household pays for the dwelling.
For the housing payment question, the ABS form says to include rent or mortgage repayments. It excludes water rates, council rates, repairs, maintenance, body corporate fees and other fees. Respondents can enter a weekly, fortnightly or monthly amount, or report nil payments.
No 2026 Census housing results exist yet. The ABS plans to publish most housing topics in the first data release in June 2027.
This distinction matters when using suburb and housing data. Census figures will describe households and occupied dwellings at Census time. They will not be live asking rents, property prices, loan balances, lender rates or valuations.
What the housing section asks
The sample household form includes four questions with a direct housing-data use:
- How many bedrooms are in the dwelling?
- Is the dwelling owned outright, owned with a mortgage, purchased under a shared equity scheme, rented, occupied rent free, occupied under a life tenure scheme, or occupied under another arrangement?
- If rented, who is the dwelling rented from?
- How much does the household pay for the dwelling?
The landlord choices distinguish real estate agents, public housing, community housing providers, relatives, other private landlords, employers and residential park managers.
Those categories allow the eventual data to show more than a single renter or owner split. They also mean a shared equity purchase is not automatically grouped with an ordinary mortgage response at the collection stage.
What belongs in the housing payment amount
The ABS instructions for the payment question are deliberately narrower than a household property budget.

The online instructions say that a best estimate can be provided if the exact amount is not known. For official completion guidance, use the ABS Census instructions rather than this article.
The Mortgage Repayment Calculator can help check an indicative principal-and-interest repayment from a balance, rate and term. It cannot decide which figure the ABS expects for a particular household, and its result is not Census data.
How the ABS will standardise the amounts
Households can answer the payment question by week, fortnight or month. The ABS then derives separate housing variables from the tenure and payment responses:
- mortgage payments are converted to a monthly mortgage repayment amount for occupied private dwellings owned with a mortgage or purchased under a shared equity scheme; and
- rent is converted to a weekly amount for occupied private dwellings being rented.
That standardisation makes area comparisons possible. It does not turn the answers into bank account data or a live rental listing series.
The mortgage figure records what the household reports paying for the occupied dwelling. It does not state the loan balance, interest rate, remaining term, offset balance or whether a repayment is above the contractual minimum.
When the housing data is expected
The ABS plans three main release phases:

The 2026 product guide says QuickStats is planned to include monthly mortgage repayments, weekly rent, tenure, landlord type and affordability indicators in the first release.
Suburbs and Localities, Postal Areas, Local Government Areas and Statistical Areas are also planned for first-release QuickStats coverage. Final product details and table structures can still change before publication.
What the results will and will not show
The eventual Census results should be useful for questions such as:
- what share of occupied private dwellings in an area are rented, mortgaged or owned outright;
- how reported housing payments vary across areas;
- whether rental housing is mainly managed through agents, public housing, community housing or other landlord types; and
- how dwelling size and household characteristics differ by location.
They should not be treated as:
- a current property valuation;
- a live median asking rent;
- a measure of new mortgage rates;
- a lender serviceability assessment;
- a count of properties currently for sale or rent; or
- a forecast for prices, rents or housing demand.
The data will describe a point in time and will take months to process. Market conditions can change between Census night and publication.

None of these tools can determine a Census response, grant eligibility, loan approval or the value of a property.
