What changed
ANZ announced on 30 September 2026 that variable interest rates for its home, residential investment and line of credit home loans will increase by 0.25 percentage points from 9 October 2026. Its notice excludes ANZ Plus products.
This is a lender announcement with a future effective date at the time of publication. It is separate from the September RBA cash-rate decision. Use the rate that applies to the particular loan in the Mortgage Repayment Calculator, along with its current balance and remaining term.
Three dates to keep separate
| Event | Date in ANZ's notice |
|---|---|
| Announcement | 30 September 2026 |
| Changed interest rate takes effect | 9 October 2026 |
| Changed rate visible in ANZ app and Internet Banking | 10 October 2026 |
ANZ says a change to minimum repayments will be communicated separately. Read that notice for the amount, start date and any required action. Do not use 9 October as an assumed new repayment due date.

Worked example: a part-month interest change
To isolate the effect of timing, consider an invented loan with an unchanged $500,000 interest-bearing balance throughout October. Assume a rate of 6.00% through 8 October, then 6.25% from 9 October. These are hypothetical rates, not ANZ product quotes. Assume a 365-day basis, no offset, transactions, fees or compounding within the period.
| Period | Days | Calculation | Illustrative interest |
|---|---|---|---|
| 1 to 8 October inclusive | 8 | $500,000 x 0.06 x 8 / 365 | $657.53 |
| 9 to 31 October inclusive | 23 | $500,000 x 0.0625 x 23 / 365 | $1,969.18 |
| October total | 31 | Sum before rounding | $2,626.71 |
Keeping 6.00% for all 31 days would give $2,547.95. The difference is $78.77, calculated from the unrounded amounts. Subtracting the displayed rounded totals produces a one-cent difference.
Applying the higher rate to the whole month would overstate this scenario. Starting it only when a new repayment is due could understate it. The example demonstrates date handling; it does not reproduce a lender statement. See how daily home loan interest works for the broader method.
Who may need to check their figures?
Borrowers with an affected variable loan can check the effective date and actual account rate before updating a scenario. Someone with several loan splits should record each split separately. Do not treat the announcement as confirmation that a fixed split or a different lender's product has changed.
The home loan rate-change checklist covers the payment instruction, remaining term and notice details. Once transactions appear on a statement, the mortgage statement worksheet can help explain the balance movement.
Calculator impact and uncertainty
No calculator formula changes are required. A standard repayment estimate uses a constant rate and regular repayment periods; it does not model this part-month repricing automatically. The worked table uses separate date intervals for that reason.
The announcement cannot determine a reader's discount, future rates, exact interest charge or next minimum repayment. Actual balances and lender rules matter. Confirm account details directly with the lender.
